Viewing tips
- Before you view the property make a list of your 'must haves', considering the location, style and age of the building, number of rooms, etc. A major consideration should be whether your wish to purchase a property freehold (where you own the property) or leasehold (where you own only the right to occupy the property).
- Ask the estate agent how long the property has been on the market, whether any previous offers have been made and why they did not complete.
- Walk or drive past the property before going inside to see what else is in the surrounding area.
- Don't view too many properties in one day – you may get 'viewing fatigue'.
- Establish what is included in the sale – land, furniture, fittings, etc – and what isn't.
- Ask how long the sellers have lived there and why they are moving.
- Ask what the average cost of utility bills, such as electricity or water, are as well as Council Tax.
- If going back for a second or third viewing, try to visit the property at a different time of the day to get a better feel for the area.
